phoenix spec building

Area of Disturbance: 50 acres

Cubic Yards of Dirt: 600,000+

This 500,000 SF spec building presented a number of unique challenges from the need to accelerate settlement in 1/3 of the building pad by means of wick drains, to wet soils that required soil modification to meet compaction, to unforeseen bedrock that had to be blasted. Nevertheless, we were able to overcome each of these challenges and deliver a finish product a month ahead of schedule.

This nearly 350,000 SF industrial facility was constructed on a site with a soil profile that consisted of a substantial layer of moist, cohesive soils covering the quality, granular soils underneath. Ideal Midwest was able to utilize selective undercuts and borrow pits to effectively eliminate the issues presented by the layer of inadequate soils while also keeping the overall project budget in check and schedule on track.
